NOTICE is hereby given to all whom it may concern that pursuant to the terms of West Virginia Code § 18-5-7, the BOARD OF EDUCATION OF THE COUNTY OF HAMPSHIRE, is acting by its duly authorized agents, will sell at public auction the real property described below to the highest responsible bidder. It has been ascertained that the real property described below is no longer needed for school purposes. The auction shall be conducted in accordance with and subject to prescribed rules. A copy of such rules may be obtained from the contact identified below.

The land, building, and outbuildings situated in Gore District, Hampshire County, West Virginia, lying on the east side of Jersey Mountain Road, more particularly described as follows:
Parcel 1-(2.02 acres): BEGINNING at a stone planted on the bank on the South side of the road leading from Paw Paw; thence S. 53 deg. W. 15 poles 18 links to a large white oak; thence across road N. 58 deg., W. 10.4 poles to double maple; thence along East bank of Run, N. 7 deg. 30 W. 11 poles 3 links to crooked ash; thence N. 33 deg. E. 13 poles 18 links to small sugar maple on bank of run; thence S. 38 E. 23 poles, 17 links to the beginning, containing two acres 24 poles.
NOTE: Septic system for building is located on parcel outside these stated boundaries. Arrangements must be decided between buyer and property owner.

Acceptable forms of payment shall be bank letter of credit, cash, or cashier's check. Terms of sale are cash or cashier's check for at least ten percent ( I 0%) of the sales price in hand on date of sale. The ten percent ( I 0%) deposit amount is non-refundable. Remaining bid amount is due upon closing. The property will be sold without warranty of any sort. All liability for hazards associated with the subject property must be assumed by the successful bidder. There are no known or suspected hazards associated with the subject property.
The successful bidder is responsible for paying the buyer's premium and any additional fees and charges associated with the closing transfer. 5% buyer's premium is paid to the auctioneer.

THE HAMPSHIRE COUNTY BOARD OF EDUCATION PUBLIC AUCTION RULES
Terms of sale are cash or cashier's check for at least ten percent (10%) of the sales price in hand on date of sale. The ten percent ( I 0%) deposit amount is non-refundable. Acceptable forms of payment shall be bank, letter of credit, cash, or cashier's check. Personal checks, business checks, credit cards, or money orders will not be accepted. Cashier's checks should be made payable to: The Hampshire County Board of Education.
The property shall be sold to the highest responsible bidder who meets or exceeds the reserve price. All sales shall receive final authorization before execution of the deed. The Hampshire County Board of Education must authorize final sales.
All purchasers must be present. The deed will be conveyed in the name of the party bidding. Bidder should thoroughly inspect the property and/or circumstances. Bidder should check with the appropriate city or county planning department to verify approved uses. The Hampshire County Board of Education does not warrant the property as to condition and/or the fitness of the property for a particular purpose. Bidders are solely responsible for judging the property for their own protection. The Hampshire County Board of Education reserves the right to reject any and all bids.
The Hampshire County Board of Education shall not warrant or defend that titles are free of defects or encumbrances. All properties offered and sold at such sale are subject to all easements, conditions, and restrictions of record. All bidders should have inspected building prior to sale.
